Plagette 32, which Majid Al Futtaim styles as Plagette32, is the beach club neighbourhood of Tilal Al Ghaf. The brief was the European Riviera, and the count is in the name: four bungalow-style water bungalows on the lagoon and 28 townhome-style club villas behind them, 32 front doors in total. Nabil Gholam Architects shaped the buildings and Bergman Design House, the studio Marie Soliman and Albin Berglund founded in 2017, did the interiors. It sits 15 minutes from Mall of the Emirates and 25 minutes from Dubai International Airport.
The two products are genuinely different homes. The four bungalows line the edge of the sandy lagoon with direct access to the water and the beach club next door, each with its own garden, outdoor patio and pool, laid out flat around indoor garden courts, with a series of hammered stone walls between them and a roof lounge and terrace above. The 28 club villas run three floors with a lift, up to five bedrooms, and a procession of single and double height spaces from the entrance through to the garden. You choose a beige or a grey exterior and a Glamour or a Prestige interior palette, and the whole first floor can be converted into one master suite with his and hers walk in closets, a large bathroom and a terrace jacuzzi. Every owner gets a lifetime membership to the beach club, operated with Sunset Hospitality.
Here is the honest read. This is a thin, off-plan market with handover guided for Q4 2026, and only seven villas are listed on Property Finder today, from AED 9,550,000 to AED 42,499,999. The Land Department record is the better anchor: club villa scale units registered between AED 7.77M and AED 10.9M through 2024 and 2025, while two homes of over 11,000 sqft registered at AED 28.35M and AED 34M in June 2024. When is the Plagette 32 handover?
Handover is guided for Q4 2026, and Property Finder still lists every unit as off-plan. United Engineering Construction Company holds the AED 736 million main contract covering Plagette 32 and the neighbouring Amara cluster, including the beach club, with both due to complete in the second half of 2026. Aggregator sites cite November and December 2026 and disagree with each other, so I quote the quarter rather than a month, and I will confirm the position on the specific unit before you commit.
What is the payment plan at Plagette 32?
The developer plan is 10 percent on booking, 50 percent in instalments during construction and 40 percent on handover. That only applies if you are buying a unit still held by Majid Al Futtaim. On a resale you are stepping into the seller's position, so what matters is how much has already been paid, what is left to pay and what the transfer and NOC costs look like.
