About Elysian Mansions
Elysian Mansions is the waterfront mansion enclave inside Tilal Al Ghaf, conceived by Majid Al Futtaim and named after the Elysian Fields of Greek mythology. Phase one is 92 mansions across three collections: Park Lane on the estate gardens, Hilltop at the peak of the site, and Lagoonside on the water.
There are five home types. Maia and Iris sit in Park Lane at 10,672 and 10,344 sqft of total built-up area. Artis is 17,950 sqft on Hilltop and 17,994 sqft on Lagoonside. Muse is 16,691 sqft and Leia is 17,022 sqft. Developer material specifies 5 and 6 bedroom layouts, so treat a 7 bedroom resale listing as a plan that counts a staff or nanny room. Every mansion has a private elevator, a double height entry, an underground car gallery for six to eight cars, and a choice of two facade palettes and two interior palettes.
Here is the honest part. Majid Al Futtaim is sold out, so this is a resale market. Asking prices on the portals today run from roughly AED 25M to AED 55M, and handover has been running through 2026. The spread is wide because plot position matters more than square footage here, and a Lagoonside plot does not trade like a Park Lane one. Majid Al Futtaim is sold out, so everything trades on resale. Asking prices on Property Finder and Bayut today run from roughly AED 25M to AED 55M depending on the collection and the plot, and Lagoonside carries the biggest premium. Asking is not achieved, though, so call me before you anchor on a portal number.
When is the Elysian Mansions handover?
Handover has been running through 2026. Majid Al Futtaim broke ground in January 2024 and appointed Innovo as contractor, and live resale listings cite delivery dates across the middle and end of 2026. You will still see Q4 2025 quoted on aggregator sites and that date is stale. I will confirm the position on a specific mansion before you commit.

Not in the normal sense. Phase one of 92 mansions sold out, and a small release of five mansions followed in April 2025 alongside the Calia Beach Collection. What is left is the resale market, which means negotiating with individual owners. That is exactly where the quality of your advice matters more than the brochure.
