About Aura
Aura is the twin villa neighbourhood of Tilal Al Ghaf, and it is the one address in the community where the roof is a room rather than a slab. Majid Al Futtaim built it as a gated enclave of four bedroom homes between Elan and Harmony, handed it over in 2024, and gave every single villa a Sky Suite on top.
The numbers are the same across the community. The villa itself is 283 sqm, or 3,045 sqft, split into a 1,328 sqft ground floor and a 1,208 sqft bedroom floor. On top of that sits the Sky Suite at 509 sqft with its own 366 sqft roof terrace, which takes the total to 317 sqm, or 3,411 sqft.
Type A and Type B are not two different homes. Put the floor plans side by side and they are identical, room for room and dimension for dimension. What separates them is the elevation and the roof form, so the choice is about the face the house shows the street, not about how you live in it.
The choice that does change the house is the ground floor. Option 1 gives you a guest bedroom and a guest bath on the ground floor, with a living room of 4.1m by 3.4m and a dining room of 2.6m by 3.4m. Option 2 deletes that bedroom and spends the space on the main rooms instead: a living room of 6.7m by 3.5m, a dining room of 3.7m by 3.1m, a larger kitchen and a powder room. Both keep a maid's room with its own bathroom, a laundry and a driveway for two cars. In both, the kitchen is a separate room with a door, not an island at the end of the lounge.
Upstairs is where three of the four bedrooms sit. The master takes the garden end at 4.0m by 3.4m with a walk in wardrobe, an en suite and a small terrace, and bedrooms of 3.3m by 3.8m and 3.2m by 4.0m share the floor with two more bathrooms. That is why the bedroom count moves around on the portals. The fourth bedroom is either the guest room downstairs in Option 1, or the Sky Suite taken as Live, which the developer describes as a master bedroom with a dedicated staircase, an en suite and its own roof terrace. Take Option 2 with an Entertain roof and you have a three bedroom house with a rooftop living room instead.
The location inside Tilal Al Ghaf is genuinely good. The recreational lagoon and Central Park are a two minute walk from the Aura gate, and the international school and community centre are four. Elan, the townhouse neighbourhood next door, is a seven minute walk from the same lagoon. Resale asking prices currently run from about AED 6.5M to around AED 9M, with the middle of the four bedroom market near AED 6.6M.

How much is a villa in Aura, Tilal Al Ghaf?
Resale asking prices currently run from about AED 6.5M to around AED 9M, with the middle of the four bedroom market near AED 6.65M. One portal computes its range from AED 6.1M, but the cheapest villa I can actually see listed is AED 6.5M, so that is the number I quote. Aura is completed, everything trading is resale, and the figures move week to week. Call me for what is genuinely available today.
Is Aura a four bedroom or a five bedroom villa?
The first floor holds three bedrooms: the master plus two others. The fourth is either a guest bedroom on the ground floor, which you only get with Ground Floor Option 1, or the Sky Suite taken as the Live option, which the developer describes as a master bedroom with its own staircase, en suite and roof terrace. That is why the same community shows up on the portals as both four and five bedrooms. Ask which combination a specific villa has before you view it. On size, the villa is 283 sqm, or 3,045 sqft, and 3,411 sqft once the Sky Suite and its terrace are counted. Portals quote anywhere from about 2,330 to 3,380 sqft for the same houses, so compare like for like.
What is the difference between Type A and Type B?
Inside, nothing. Put the two floor plans side by side and every room and every dimension matches, on all three levels. The difference is the exterior: the facade treatment and the roof form. The choice that actually changes how the house works is the ground floor option, not the type.
Is Aura ready, and can a foreign buyer own it?
Aura was handed over in 2024, so you walk the finished home before you commit. Tilal Al Ghaf is a designated freehold area, so a foreign buyer takes the title deed in their own name through the Dubai Land Department.
