About Elan
Elan is the townhouse neighbourhood of Tilal Al Ghaf, and it is the lowest entry price of any address inside Majid Al Futtaim's flagship community. Duplex townhouses in three and four bedroom layouts, behind their own gate, built out over three phases and completed in 2023. That matters: Elan is finished. You are buying a home you can walk through today, on resale, not a floor plan with a handover date attached.
The layouts are straightforward. The three bedroom is 200 sqm, 2,152 sqft in total. The four bedroom is 219 sqm, 2,354 sqft. Both put living, dining and kitchen together on an open ground floor that opens to the garden, with a maid's room and its own bathroom behind the entrance and a driveway for two cars at the front. Upstairs the master has an en suite and a terrace. The three bedroom keeps all three bedrooms upstairs; the four bedroom moves one down to the ground floor, which is the practical difference between them. The homes are arranged in terraces of four, six or eight, so no row runs long enough to feel like a wall.
Inside the Elan gate you get swimming pools, a fitness centre, children's play areas, a nursery and convenience retail. Outside it you get the reason people buy Tilal Al Ghaf at all: the recreational lagoon with its sandy beaches about seven minutes on foot, 18 km of walking and cycling trails, a central park, and basketball and tennis courts about a minute from the gate. The international school and community centre are also a seven minute walk. Majid Al Futtaim includes two bicycles with every Elan townhouse, which tells you how the place is meant to be used.
Resale asking prices on the portals currently run from about AED 3.4M to AED 6M, with the average sitting near AED 4.1M.
