Amara is the final neighbourhood Majid Al Futtaim released inside Tilal Al Ghaf, and it is deliberately small: 116 twin villas on the hilly, Ghaf tree side of the masterplan. Layouts run from 3 to 5 bedrooms across three floors, with a total area of 5,047 to 5,413 sqft, and prices open at AED 7.25M. Handover is Q4 2026.
The plan is the interesting part. The ground floor is 1,936 sqft of living, dining and kitchen. The first floor gives you either a double height volume at 1,317 sqft or a second master at 1,683 sqft. The second floor is 1,794 sqft either way, as a mega master or an executive suite. That is why one buyer gets a five bedroom family house and another gets a four bedroom with a gym and a studio, from the same shell. Interiors are by Bergman Design House, working in a light, organic palette with fluted glass, marble and parquet.
What you are really buying is the address. Tilal Al Ghaf is 3 million sqm with a 100,000 sqm swimmable lagoon and white sand beaches, 18 km of walkways, 11 km of cycling track, Royal Grammar School Guildford inside the gate and Majid Al Futtaim retail a short walk away. City Centre Me'aisem is 10 minutes, Mall of the Emirates and the Kempinski are 15, Downtown and Al Maktoum airport are 25, DXB is 30.
