I am a property consultant in Dubai working with private clients on luxury villas and townhouses, mainly in Tilal Al Ghaf, the lagoon community off Hessa Street, and in The Oasis by Emaar. Buyers come to me to find a home that fits how they actually live. Sellers come to me to get full value rather than a fast exit.
The job is not sourcing. Anyone can send you a portal link. The job is filtering: knowing which plots back onto a service road, which payment plans survive a handover delay, what service charges really run per square foot, and what a unit resold for last month rather than what it is optimistically listed at. That is the difference between an agent and an advisor.
I have spent over a decade in real estate and have been advising in Dubai since 2023. Before you read another word, my licence is public: BRN 60591, issued by the Real Estate Regulatory Agency at Dubai Land Department. Check it. Check everyone's.

How I work
Straightforward, transparent, and slower than you might expect. I would rather lose a deal this month than sell you a plot you resent in three years. That is not a marketing line, it is a commercial position: in a market this small, referrals are the whole business.

Where I specialise
Depth over breadth. I would rather know two communities plot by plot than forty at brochure level. If you are looking for a studio in Marina, that is outside my specialisation and I will refer you to a colleague who covers that market properly.
Tilal Al Ghaf
Tilal Al Ghaf is a family community built around Lagoon Al Ghaf, a swimmable recreational lagoon with white sand beaches, wrapped in a lot more green than Dubai usually gives you. The stock runs from townhouses through to Serenity and Lanai mansions. Phases differ enormously in plot quality, outlook and finish, and the price per square foot does not always tell you which is which.
The Oasis by Emaar
The Oasis by Emaar is the larger, newer play: mansions and villas set around water channels and parkland on the Al Qudra side. It is earlier in its cycle than Tilal Al Ghaf, which changes the buying maths considerably. I cover it on the Oasis community page.
Buyers and sellers
If you are buying
We start with how you live, not with inventory. School run, commute, whether you actually use a pool, whether you want neighbours close or not. Then I shortlist against that, tell you the compromise in each option, and negotiate. If you are weighing this as a purchase against current market pricing, I will show you comparable transfers, not asking prices.
If you are selling
Full value takes preparation and patience. Correct pricing off real transfer data, proper photography, and a buyer list that already exists. I will also tell you when holding for two more quarters is the better commercial decision, even though that pays me nothing today.
If you are investing
Dubai property investment works when the maths is done honestly: service charges, void periods, exit liquidity, and the difference between gross and net yield. Occasionally the best value sits in distressed and below market sales, which is a thin but real market.

Common questions
How do I find a real estate agent in Dubai I can actually trust?
Check the broker licence first. Every legitimate agent holds a BRN issued by Dubai Land Department, and you can verify it in seconds in the Dubai REST app. Mine is 60591.
Then ask the agent to name a downside on the specific plot you are looking at. Someone who has walked the community can answer that. Someone working purely from a portal listing usually cannot.
Who is the best real estate agent in Dubai?
There is no single answer in the general sense. Most public lists promising a top real estate agent Dubai ranking are paid placements rather than editorial rankings.
The useful question is narrower: who knows the community you are buying into, plot by plot. For Tilal Al Ghaf and The Oasis, that is my patch. For most other communities it is not, and I will refer you on rather than wing it.
What does a property consultant in Dubai actually do?
Sourcing is the small part. The work is filtering, then negotiating, then running the Dubai Land Department transfer to completion without surprises.
A good luxury real estate agent in Dubai should be able to tell you the handover history of a phase, the real service charge per square foot, and what the last three comparable units actually transferred at.

Most of my clients start that way. I walk the plot on video, in daylight, showing what a render leaves out: the neighbouring plot, the road noise, the real finish level.
Non residents can buy freehold in designated areas and complete remotely through a power of attorney.
