Tilal Al Ghaf Harmony is the sub community of four to six bedroom standalone villas built by Majid Al Futtaim, released in three phases, Harmony 1, Harmony 2 and Harmony 3. It is the more accessible way into detached villa living inside Tilal Al Ghaf, priced below the lagoon front neighbourhoods, and the early phases are already handed over and lived in.

That is the short answer. Here is the part that matters if you are buying rather than browsing. Harmony is not one product. The three phases carry different plot positions, different handover timing and, on resale, meaningfully different prices. A four bedroom on an inner Harmony plot and a five bedroom that backs onto a green corridor are not the same asset, and they do not hold value the same way.

Where Harmony sits in the master plan

It sits in the middle ring and the interior, which is exactly why it is more affordable than Serenity or the beach facing plots. That position is the trade Harmony asks you to make. You give up direct water access, and in return you get a detached villa, a real garden and a price that a lagoon front plot will never match. The single question I get most often is which phase to buy. The three releases share the same architecture and the same community standard, so the difference is not the villa, it is the plot and the timing. Here is how I frame it.

The trade offs are real and I would rather say them out loud. Harmony is inland, so plan on two cars per household and factor the Hessa Street exit into school run timing. Some plots still sit near active construction in the later phases, which affects noise and view for now and clears over time. And because the community is handed over, you are usually buying on resale, which means the negotiation is with an owner and their broker, not a developer price list. That is a different process, and it is where having an advisor who knows the community actually helps.
